We are searching for a talented Sr Market and Pricing Analyst to be based out of our corporate offices located in Cleveland, Ohio. The Senior Market and Pricing Analyst is responsible for providing quantitative analysis of overall market data and pricing data analysis to support the decision making and planning processes for the entire conventional residential portfolio.  The Market and Pricing Analyst is responsible for YieldStar daily rate review and acceptance for an assinged portion of the operating portfolio of communities using the YieldStar Price Optimizer tool at an expert level.  This role will also be the owner of the Market Survey Tools product and be proficient in the use of third party multifamily market research tools for monthly management and analysis of the movement of competitor rents.          

Responsibilities

  • Data Analysis and Reporting- The Market and Pricing Analyst will drive the compilation of data used by the Director, Portfolio Pricing for benchmarking revenue growth to the performance of the markets we operate in. This will also include the monthly review of YieldStar compliance and Alerts reports and tracking of New Lease and Renewal Rent Growth in relationship to budget, a key driver of NOI growth.
  • Complete the daily review of new lease rental rate recommendations provided by the Revenue Management System, YieldStar and decide whether to accept them to achieve rate change and occupancy goals for the assigned portion of the operating portfolio. This function includes regular communication with onsite Managers, Regional Directors, and National Marketing Managers regarding performance on a daily and monthly basis.
  • Perform research related to our peer group and the multifamily industry overall for use in benchmarking performance of drivers of NOI such as new lease rent growth, renewal rent growth and occupancy.                        
  • Create custom data analysis tools and reports utilizing expertise in the Real Page Business Intelligence report builder. Areas of focus include 1. Media Review- gather and organize advertising expense data to validate the ROI of existing and new marketing efforts.  2. Preparation of monthly and Quarterly Marketing reports for use by Marketing and Operations Management in reporting and decision making.   3. Create ad hoc reporting as it relates to the growing need for demographic data for planning of future developments and quarterly financial reporting.         
  • Budgeting - Support the Operations Manager and Co-President of Residential Management during the review of annual operating plans by providing verification and analysis of data entered at the site levels. Prepare and interpret Ad Hoc reporting requests from both OneSite and SAP related to the interpretation of cost center results.                       
  • Manage the Market Survey Tools product for Residential Management. This includes directing the setup of new users of Market Survey Tools and training of users. The position is also responsible for ensuring the accuracy of monthly reporting, and set up of new development market surveys.            
  • Assist in the compilation of competitor data to support the development process through the use of Axiometrics, MPF Research and Market Survey Tools. 

Qualifications

  • This position requires an Undergraduate Degree in General Business, Marketing, Finance, Real Estate, or related discipline. 
  • Additional degrees that are preferred for this position include: Undergraduate Degree in Business Management, Marketing, Finance, Real Estate.
  • 3-4 years of required experience in at least 1 to 2 years’ experience Utilizing YieldStar Price Optimizer Revenue Management Tool or other Revenue Management Tools for the multifamily industry. 
  • 5-7 years of required experience in utilizing MS Office Suite with a focus on Excel at an expert level including the use of pivot tables and linked workbooks.
  • 1-2 years of preferred experience in marketing or financial support position for an established mid-size or large organization exhibiting the ability to work in a fast-paced environment able to meet deadlines, work through interruptions, and perform multiple tasks throughout the day.
  • Required skills for the position include: financial reporting abilities, MS Office with a heavy emphasis on Excel, including the use of pivot tables and linked documents, ability to access various software programs including OneSite and SAP, and advanced level of knowledge with YieldStar Price Optimizer or other Revenue Management systems used in the multifamily industry.
  • Preferred skills for the position include: ability to train and persuade others regarding technology adoption and business processes, and verbal and written skills, ability to communicate with all levels.
  • This position requires up to 25% travel.
